Pre-Listing Inspection
Pre-Purchase Inspection
General Home Inspection

A pre-listing inspection is performed before a home is listed on the market. This allows prospective buyers to see the condition of the home prior to negotiations being made. Having the inspection performed after negotiations can cause of issues on the part of the buyer, so it’s easy to see how this kind of inspection can benefit everyone involved.

We at NSPEC will provide an inspection and create a report. The seller and real estate agent will then review the report and/or overview for approval, and may choose to adjust the listing price or other factors. Then, both the report and overview are published and available to real estate professionals and prospective buyers.

Any home you purchase should be inspected by a licensed and professional home inspector prior to closing. Even if the home already had a pre-listing inspection, it is not a bad idea to have your own inspection done for a second opinion. The way a pre-purchase home inspection works is where all the items typically used within a home will be tested or operated to make sure it has been installed correctly and is operating properly. The inspection is a visual process and the areas of the property that will be inspected are the ventilation and insulation, structure, the roof, the plumbing, the foundation, drainage, electrical, and heat and cooling systems.

As years progress components in the home began to have wear and tear. As a homeowner of an older home you may be concerned with items in your home that may not be functioning properly or maybe you have had some work recently done on your home and are questioning if the work was completed properly. New Build Phased Inspection
Drone Inspection

Houses are being built faster than ever, from site to finished home in as little as six weeks. This makes it very important for new build buyers to have the work inspected at critical phases. Buildings must be constructed according to local, state, and federal codes, all of which mandate the minimum standards for habitability. It is often too late to discover problems that may come back to haunt you, once the framing has been covered with insulation and drywall. Safeguard your investment with an inspection.

Phase 1 – Foundation Inspection

This inspection is performed prior to back filling soil after the concrete forms have been removed and before the slab is poured. This will allow the inspector to see the sewer and drain lines.

Areas of inspection covered include:

  • Footings

  • Foundation walls

  • Surface preparation

  • Vapor barrier

  • Concrete reinforcing bar (rebar).

NOTE: Client must notify us before slab is poured.

Phase 2 – Framing Inspection (Pre-Drywall)

This occurs prior to the builder installing the insulation and drywall. In this inspection, we look at the plumbing, electrical wiring, duct installations, and  the roof structure and surface. We look at the structural frame, inspecting for problems such as:

  • Unbolted sill plates

  • Over spanned members

  • Inadequate roof supports

  • Under built bearing walls

  • Improper notching and boring

  • Severed plates

  • Damaged joists

  • Improper fire stops

NOTE: Client must notify us before insulation and drywall is installed.

Phase 3 – Final Inspection Before Your “Walk Through” with Your Builder

Similar to a home inspection which is extensive and detailed, the final inspection can also include all of the following areas:

  • Drywall Finish

  • Trim

  • Paintwork

  • Floor coverings

  • Grounds and grading.

This final Inspection report serves as your punch list for the builder to correct problem areas prior to the closing.

With the rapid expansion of the drone industry, the use of drones for property inspections is transforming industries. We at NPSEC offer services such as the drone inspection to give a more extensive inspection of a property. The advantage of the drone inspection is mainly for the roof as it provides an aerial high definition video and images of a roof that are typically not easily accessible using a ladder.
